This appraiser has been reported to the State Board for his lack in ability to accurately appraise houses. In looking at his reviews I'm not the only one to think this. Being a home seller, our buyer used his services and shared the appraisal with us Including his email communication. Mr. Waltz used 2-3 bedroom comparable for out four bedroom house. He used smaller properties, and mis-marked the garage as a 2 car versus a 2.5 car garage. In the end, his Appraisal was $15-$20k+ under the nearest similar comparable. We have three similar houses on our block that have sold in the last 6 month. With in a 4-5 block area there are even more 4 bedroom comparable houses that have sold. We have four independent realtor comparable lists that include 4-8 different comparable houses to verify the value of our house for our market. In his communication Mr. Waltz also stated that a house on our block sold for more then the appraised value. This was a lie. The house referenced were friends of ours and we know it sold for the appraised value. As a seller I would suggest not allowing Albrecht Waltz Appraisal Services of Holmen, Wi to be used by your buyer. His lack in ability to accurately appraise homes when there are abundant comparable houses is fraudulent.
