1. Cancellations must be made by speaking with us in person or via an acknowledged e-mail. Voice mail (answering machine) messages do not constitute cancellation confirmation. 2. We will be happy to return your deposit, less a $25.00 administration fee, if you provide more than 7 days notice of your cancellation. 3. Within 7 days, and up to 48 hours before your arrival date, we will refund your deposit, less a $25.00 service charge, if we can fill the room that we have reserved for you if the room cannot be sold you are responsible for one nights charge. 4. A charge of minimum one night or half your reserved nights is required if less than 48-hour notice
