- The Cocoa Cottage is an intimate Bed and Breakfast Inn; consequently, cancellations affect us significantly. Your deposit is 50% of your reservation. Cancellations made up to 14 days before the arrival date will result in a full refund of your deposit, less a $25 administrative fee per room. Cancellations made within 14 days of your arrival date will result in the forfeiture of your deposit, unless we are able to re-book the room(s), then just the $25.00 administrative fee per room will be charged. No-shows are charged 100% of the entire reservation. Your credit card will be charged for the unused portion of your reservation unless the room is rented to someone else for the period you did not use. Whole-House Cancellation Policy: 3 or 4 Room Bookings, or Extended stay, more than 5 nights, require a 50% NON-REFUNDABLE Deposit. Cancellations made within 30 days of the arrival date will be charged the remaining 50% balance, less the amount for rooms we are able to rebook. Guests are responsible for any damage or loss caused to our guest rooms. The value of unauthorized items removed from the Cocoa Cottage will be charged to your credit card. Rates are subject to applicable taxes and change without notice.
